Book your viewings with us as soon as you are interested in a property. Our team of Lettings Negotiators will accompany you to all your viewings to give you insight into the property and to answer any of your questions. Do ask about the local community and amenities if you are new to the area to get a real feel of what you will call home. We highly recommend that you view as many properties as possible before showing your interest, so you make a well informed decision before committing to a contract.

Letting Agreements:

Calling a property home starts with making an offer to the Lettings Negotiator who will discuss your interest with the landlord and placing a reservation fee on the property. We will carry out credit checks and references as soon as the landlord agrees with your occupancy on every named tenant listed on the contract.

Tenancy Agreement:

Once your credit checks and references have passed, we will prepare an Assured Shorthold Agreement to list all the particulars of your tenancy for all the listed tenants to agree before signing the tenancy agreement. All parties will sign the agreement, transfer funds, set up standing orders for monthly rent payments before we can hand over the keys to you. Your first payment will consist of your first rental payment, a deposit, admin and referencing fee, minus the reservation fee you paid.

Moving In:

Moving into your new home is an exciting time and to eliminate any stress, we will carry out a pre-tenancy checks to give you a property that is suitable for your occupancy. If the landlord requests, you will be met at the property on your move in date by the Inventory Clerk who will audit the property’s particulars.

Tenants in properties that are being managed by Sincere Property Services, should contact our office if problems arise as soon as possible and we will endeavour to have them resolved as soon as possible. We will also arrange property inspections throughout the term of your tenancy to ensure the terms of the agreement are in place, at which time you can flag up any maintenance issues that you have experienced.

Example Fees:

Reservation fee:

2 weeks rent or £500 whichever is greater

Admin fee:

1 weeks rent (Agreed monthly cost x 12 months, divided by 52 weeks of the years divided by 4 weeks)

Referencing fee:

£150 per tenant
